Finding Home on South Federal

Here at Live on South Federal, southwest Denver's favorite apartments, we like to say that we are made up of "6 Properties. 1 Community." In fact, our team lovingly refers to the community as "Federal Six." Instead of one big, bulky building, our residents have ample room to spread out across six distinct buildings located along South Federal Boulevard. These are The Amherst Apartments, Autumn Ridge Apartments, The Hill Apartments, Federal Terrace Apartments, Elm Creek Apartments, and The Pinecrest Apartments. While each property has its own unique attributes, every 1 or 2 bedroom floor plan, regardless of where it sits in the community, is characterized by comfort, style, and spaciousness.

In this blog, we'd like to take a closer look at Live on South Federal's six unique buildings so that you can choose the property that works best for you and your needs. Let's dive in.

A view of a town with a large building in the center.

We’ll start off with a question: when you’re driving along South Federal, how can you spot a Federal Six property? There are many apartment communities that line the boulevard, so how can you recognize which one is a part of the community? The answer is— the color scheme.

Every Federal Six property sticks to a color scheme of red, white, and gray. In many cases, the awning and signage is red, while the exposed brick exteriors are white and gray. It’s an attractive combination that lets you know you’ve spotted one of the six Live on South Federal properties.

What else is consistent between The Amherst Apartments, Autumn Ridge Apartments, The Hill Apartments, Federal Terrace Apartments, Elm Creek Apartments, and The Pinecrest Apartments?

First, the community at Live on South Federal consistently beats our competitors in southwest Denver when it comes to pricing. It’s our mission to keep rents accessible without ever sacrificing quality. We are in the business of providing our residents with a home to thrive in, which is why we are committed to beating market prices. Second of all, every single 1 or 2 bedroom floor plan across the community is fitted with in-home amenities like energy efficient appliances, hardwood-style flooring, plush carpeting, and personal air conditioning. These are exclusive features that bring comfort and convenience to your every day. In terms of community amenities, every single property has an onsite laundry facility on the first floor of the building. This makes it easy to do laundry at any time of day without ever having to visit an offsite laundromat. On top of this, every property has a dedicated maintenance team that responds to requests and tends to the landscaping. Last, but not least, each property has a private parking lot that is consistently resurfaced, as well as a bus stop close by for those who commute north and south along Federal Boulevard.

We like to say that our properties are unique in character, but consistent is comfort and professionalism. Now that we’ve identified common themes between the six, let’s look at their individual attributes.

The Amherst Apartments

The Amherst is the beating heart of the Live on South Federal community. Why is this? Well, most importantly, it’s home to the leasing office and our professional team of leasing specialists. When you set up a tour of the community, you will be asked to meet here, at The Amherst Apartments building (2775 S Federal Boulevard).

The Amherst’s main feature is the central courtyard where residents can take in the Colorado sunshine, connect with neighbors, and enjoy the community playground and astroturf. Throughout the day, the courtyard is buzzing with activity, but never in a way that’s overwhelming— quite the opposite! The friendly buzz reminds residents that they’re living in a people-first, people-focused community.

Autumn Ridge Apartments

Autumn Ridge is the second courtyard-centered property at Live on South Federal. It’s a three-story building just north of The Amherst, located at the corner of Yale Avenue and Federal Boulevard. Its defining feature is the open-air courtyard and the pine trees that stand proudly at the center. Like every property at Federal Six, Autumn Ridge Apartments has multiple onsite laundry facilities on the first floor and a parking lot in the back for residents.

Like all Federal Six properties, Autumn Ridge Apartments provides easy walking access to Federal Boulevard and its many offerings, which include restaurants, grocery stores, and local schools.

The Hill Apartments

Known as our community’s most tucked away property, The Hill Apartments is a 40-home building pushed back slightly from the hum of South Federal Boulevard. For those who are more sensitive to traffic noise, this may be the best choice. An added perk is that it is close to Loretto Heights Park and Gust Elementary School. Residents with dogs will be happy to learn that The Hill Apartments is short walk or drive from the Northwest Greenbelt Off-Leash Dog Park, a public space along the Harvard Gulch Trail where pets can run free.

Federal Terrace Apartments

Federal Terrace is our southernmost property, located between Cornell Avenue and Dartmouth Avenue on South Federal Boulevard. It is made up of three towers that are most easily identified by the last two digits on their address: 3030 S Federal, 3060 S Federal, and 3080 S Federal. Each building has its very own laundry center on the first floor so that residents don’t have to travel far in order to run a cycle. Other added perks include upgraded astroturf on the flooring outside the apartments and tons of parking space.

Residents of Federal Terrace Apartments are in easy walking distance from restaurants like Barbacoa El Oso, Little Caesars Pizza, and El Sabor De Mi Puebla.

Elm Creek Apartments

Now we’re getting to Federal Six's two northernmost properties, Elm Creek Apartments and The Pinecrest Apartments. They are both located about 1 mile north of The Amherst Apartments and 1 mile west of the highly cherished Ruby Hill Park, which features playgrounds, walking trails, and the famous Levitt Pavillion, an outdoor amphitheater that hosts live performances during the warm months of the year.

Elm Creek is, without a doubt, one of the most unique properties within the Live on South Federal community. Every home has a front and backdoor access point, as well as a porch that’s perfect for relaxing and enjoying the sunshine. Best of all, the property sits beside the highly treasured Highline Canal, a walking, running, and biking trail that runs east to Broadway, eventually merging with the canal along Speer that leads to downtown Denver.

Elm Creek Apartments consists of cozy 2 bedroom/1 bathroom layouts situated on the first floor and garden level.

The Pinecrest Apartments

Last, but not least, we have The Pinecrest Apartments which are tucked away on 3190 W Louisiana Avenue. This property is special for many reasons.

First, it’s the only property with washer & dryer hookups. If you’re looking to have your own personal laundry machines, then The Pinecrest is your best option. Second, every resident has their own private entrance— a perk that can be rare within apartment communities. Third, the property features an enclosed astroturf dog park on the south side of the building, a paw-approved feature that gives your furry friend a place to play. Lastly, when you step onto the property, you’ll see a beautiful pine tree on the far end of the parking lot. It’s the unofficial mascot of The Pinecrest Apartments and the main inspiration behind the name.
